I am told I should do a title search at the county office for every likely property I think I want to start negotiations on. I have one in pre foreclosure, and another that is bank owned. What documents should I be looking for? Is there are easier way such as an online search? Will the real estate broker do this for me? It’s not that I don’t want to learn how to do it, it’s just that I would be nervous I might miss something important.

Title searching is not the easiest job in the world; and I think the advise they have given you pertains more to current owner status than a full search. Pre foreclosure means you are mostly trying to make sure of all liens, judgements and mortgages on the property. Search the current owner for a deed (Check the property description to make sure that you have the correct one; many people own a few). From the point he took title, search forward for all documents indexed to his name and that property. Many counties have judgements and chancery suits in another book; same with financing and UCC statements. Limited number of counties allow a full search online

Call up an insurance carrier and request a quote. How difficult was that to figure out???
