Most any large Insurance company that sell life and health insurance also sells long term care insurance.

Forget whether or not the same-sex marriage should be legalized. Marriage is primarily a religious institution/rite. Why should the govt have the right to dictate who can or cannot get married? If the govt legalizes same-sex marriage, its only a lawsuit away (depending on the makup of the Supreme Court) from forcing religious institutions to recognize such marriages (and don’t try and say that govts have never interfered with religious rights with respect to marriage before; they have). At the same time, if a religion feels they should have the right to marry same-sex couples, great! Let ‘em do it. Not religious, but stil like the idea of a ceremony? Cool! Go out and do that in what ever manner strikes your fancy!

As for the legal benefits of marriage, there shouldn’t be any. Go out and get powers of attorney, estate planning, etc to take care of those things.

With the exception of protecting minors from exploitation, the govt shouldn’t be involved at all!

I found a for fsbo house to buy and am planning to use a real estate attorney to review or to draw up a contract. My question is about the offer letter. I have financing, and know that title and inspection are the other things I need to worry about after that. The sellers are using a standard offer letter form that they got from office max or whatever, so not much detail. I have heard that you need a real estate attny to look over the purchase and sale agreement but what about the offer? I don’t want to leave something giant out of there and then end up regretting it later. Can anyone tell me if there are specific things that I should put in there in addition to the basics that I mentioned above? My listing agent mentioned having stipulations on earnest money, what happens if a timeline is not met for inspection or whatever, etc. I am wondering if there is anything else that I need to worry about…thank you!

An offer is kind of like a worksheet that leads up to the contract which is a different form. Just make sure you initial any negotiation changes. Put stips in like earnest $ will be refunded if (title is not marketable, inspections produce more than (amount you are willing to spend to fix something if seller not willing to fix it). Be sure to list what fixtures/ window treatments will stay. Have seller initial along with you every little detail. You say you have financing. Get your lender involved. They are going to make sure everything will get done properly.

She has filed for bankruptcy twice in my young lifetime, and she refuses to pay for her own mom’s medical costs (which have subsequently gone to collection agencies). She works a part-time restaurant job and is depending on that as well as child support payments as income for the next 2 years. I’m going to try and get her to sign term life and long term care insurance policies but she undermines everything I try to do for her (and mine and my younger siblings’) betterment. Worst of all, I am dealing with this on my own. Is there ANYTHING I can do to make this situation better?
I’m a college grad and currently working full-time. My siblings are 17 and 15.

How old are you? I’m a big sister too, so I understand and support your wanting to help your family. Unfortunately, your mother is an adult and sounds like she is set in her financial ways.
If you are still a minor, the best thing you can do is study hard in school and get the best education you can. Start looking into scholarships for college. Encourage your younger siblings to do the same. Help them with their homework if they need it.
As soon as you can get a part time job (without your schoolwork suffering), start saving money for your education and your future. Get yourself a good education and a savings account. This will put you in a position to help your younger siblings.

Have your mom sell it to you for 1 dollar. Have her sign the title as the seller and you sign the title as the buyer. With a copy of death certificate and the page of the power of attorney paper that proves the your mother has the right to sell / Sign the title.
Then take it to the registry to get you plates, new title and pay the sales tax.
